HIPP 21 is located in the province of South Holland, between the Dordrechtse Kil and the Port of Rotterdam. This large-scale industrial campus is designed for waterborne logistics and various other (semi-)industrial activities, such as e-commerce and ADR. The campus offers an impressive 230,000 square meters of warehouse space, which is being built in phases.

Depot 1 offers interconnectable units ranging from 4,000 to 6,000 square meters, ideal for logistics or light industry. Units of 730 square meters, including a mezzanine and office, are available for small and medium-sized enterprises. Every 1,000 square meters has 1 loading dock, and each unit has its own sectional gate. Additionally, there is an option for a 5-ton overhead crane.

Depot 2 includes interconnectable units on a plot of approximately 159,000 square meters. Here, you will also find 1 loading dock per 1,000 square meters and one sectional gate per unit. This location is ideal for large-scale logistics.

The Dockyard covers approximately 92,100 square meters and offers a container stacking area, interconnectable units, and overhead cranes up to 25 tons for port-related activities.

The Wharf provides a plot of 35,000 square meters with units of 5,000 square meters, equipped with overhead gates and 2 loading docks per unit.

The Waterfront offers interconnectable units of 2,500 square meters on a plot of approximately 59,900 square meters, with construction possibilities for overhead cranes up to 5 tons.
